A LETTER FROM THE PRESIDENT

We are indeed caught offhanded by the occurrence of the COVID 19 pandemic.  Nobody was prepared for a crisis of this magnitude.  This may not be the best of times, but this is not the end of the world either.

We, the Board of Trustees of TRAG, under the law, must discharge our obligations “in good faith” and in a manner that is “in the best interests of the corporation” of which you are all a part of it.  The success of our condominium corporation is the success of each and every one of us.

Since the beginning of the lockdown, we have brainstormed and thought of all possible means to stay afloat.  We were lucky to have loyal service contractors who continue to provide us with the same services in spite of the limited staff who were willing to stay in TRAG and be our “Frontliners” to keep our complex clean, safe, and secure.

Unlike banks, mortgage companies, or other for-profit businesses, TRAGCC is a non-profit organization.  We were not designed to make money.  We were designed to pay the association’s bills.  The money we collect from you in the form of Association Dues are paid to others at this time, to name a few:  salaries of management, security, housekeeping, maintenance, utilities, etc.  Unless the third-party vendors have also stopped requiring payment (which is very unlikely), the association’s expenses will remain constant.

In addition, we have already commenced with transacting the very necessary projects which were assessed this year, to name a few:  replacement of elevator hoist ropes for Manila and San Lorenzo Towers, the replacement of defective intercom units for Manila Tower, and the rehabilitation of cooling tower pipes of Laguna Tower, all addressing urgent safety and security issued for the residents.

Even in extraordinary times, every owner has the obligation to continue to pay their fair share for what the community provides.   As a result, the board must continue to levy and collect assessments/maintenance fees.  Every peso in the budget is supposed to be needed now or in the very near future.

In this regard, can I remind you that you must pay all outstanding dues and utility charges by the already extended due date of April 30th 2020, in order to allow us to continue to provide the highest possible level of service, to ensure our security and safety, and to ensure that essential repair works can be carried out.

Please notify us of your concerns thru email.  We will do our best to address them.

To date, TRAGCC, under the helm of the Board of Trustees and the various working committees, has successfully maintained a relatively low level of association dues…the lowest among the premier residential condos in the country.  I believe this is because of dynamic and prudent management of resources and the full cooperation and support of everyone involved.

This pandemic will bring out the best and the worst of peoples.  But I am hopeful for the best in TRAG, being a safe and secure investment…common areas will still be maintained, all elevators in good condition, tight security, etc …these may not be perfect at the worst time in our lives…but still good.
