Dear Unit Owners,

After weeks of searing summer temperatures, rain showers drenched parts of Metro Manila Thursday night (May 09).  In the morning, PAGASA advisory added that parts of Metro Manila and other nearby provinces will now regularly experienced heavy rains and the rain showers are expected to last from 30 minutes to one hour.

Related to this, we advised our unit owners and residents to take precautionary measures against the impacts associated with these hazards which include flooding on balconies.  In the past years, we have experienced balcony unit that gets flooded because of the heavy rains and the water stays for days, enters the unit and damages the wood planks, the FDAS and the ceiling of the unit underneath.

In anticipation of the rainy season and as part of the building safety measures to prevent any untoward incidents and to protect your unit and other unit’s as well of unprecedented incidents, please observe the following to minimize the risk of water damage:

Check your balcony drains, make sure it is clear. The wind pushes litters that are thrown down toward the building and onto balconies.  If these drains become clogged, water has nowhere to go, but into your unit. This type of water damage may or may not be covered by your home (contents) insurance policy. Check to make sure you have the broadest type of coverage available.

Most important, make sure you have the best home insurance coverage available. Don’t forget about coverage for additional living expenses. This will cover your extra expenses should you need to move out of your home while repairs are being done. Most home insurance policies cover this automatically after an insured loss occurs.  Water damage can have a devastating impact on homes, you need to do whatever you can to protect your home from water damage.
