Subject            :           TRAGCC GUIDELINES FOR THE “NEW NORMAL”

Dear Unit Owners/Residents,

As we continue to strive to keep our community safe and healthy, we would like to inform you that we have set new guidelines as we transition into our “New Normal”.

Effective 1 June 2020, we will implement the following guidelines below:

NEW FORMS GUIDE

  1. Move-In and Returning Residents

 

  1. Move-in Residents
  2. Unit owners and/or authorized representatives must inform TRAG Administration through email at least two (2) weeks before the planned move-in including the commencement of lease contract;
  3. Move-in will be allowed for new tenants provided that they submit hardcopies of the following requirements at the admin office:
  4.          Completely filled-out Resident Information Sheet duly signed by the tenant;
  5.        Completely filled-out Move-in Form duly signed by both unit owner and tenant;

                                                           iii.      Completely filled-out Building Gate Pass;

  1.        Scanned copy of Valid ID
  • Government-issued ID for Filipino Citizens
  • Front Page of Passport for foreign nationals
  1.        Scanned Copy of Alien Certificate Registration (ACR) for foreign nationals;
  2.        Notarized Contract of Lease;

                                                          vii.      Waiver form signed by both unit owner and tenant with photocopy of valid ID;

                                                        viii.      Health Declaration form for all the members of the household;

  • Incoming residents together with his/her family members and/or authorized occupants will undergo body-temperature check at the lobby before gaining access to the unit and building premises
  1.        Medical Certificate for all occupants of the unit (applicable during MECQ) issued within the week prior to move-in;
  • Must indicate that resident is clear from any COVID-19 symptoms
  • Must be signed by physician with contact details and PRC License no.
  1. New residents including well-wishers and brokers must do the following protocols:
  2.          Sanitize footwear and hands upon entering the building;
  3.        Have their body temperatures checked by security;

                                                           iii.      Wear PPEs (face mask and surgical gloves) at all times while inside the building;

  1.        Fill-out the Health Declaration form and visitor logbook at the lobby;
  2.        Admin will only allow a maximum of two (2) well-wishers and/or brokers excluding movers to assist in the move-in.
  3. Unit owners or authorized representatives must turn-over the keys and access cards to the incoming resident; No keys and access cards shall be accepted by any TRAG staff; and
  4. Once all requirements have been submitted and found to be compliant, the new residents will be sent a soft copy of TRAG House Rules and Regulations.
  1. Returning Tenants/Unit Owners and Employees

Returning Tenants/Unit Owners absent from TRAG for at least one (1) month or more must submit the following at the admin office:

  1.          Accomplished Waiver form signed by both unit owner and/or tenant with photocopy of valid ID;
  2.        Fully accomplished Health Declaration form
  • Incoming residents together with his/her family members and/or authorized occupants will undergo body-temperature check at the lobby before gaining access to the unit and building premises

                                                           iii.      Medical Certificate for all occupants of the unit (applicable during MECQ) issued within the week prior to arrival;

  • Must indicate that resident is clear from any COVID-19 symptoms
  • Must be signed by physician with contact details and PRC License no.
  1. Visitor Guidelines

 

  1. Unit viewing for sale/leasing
  2. Only a maximum of four (4) individuals will be allowed to view the unit including unit owner and/or authorized representatives and potential lessees. Physical distancing should strictly be observed;
  3. Unit owner must fill-out a Waiver form with photocopy of valid ID and submit to admin office;
  4. Before entering the unit, all unit owners and/or authorized representatives and potential lessees must do the following protocols:
  5.          Sanitize footwear and hands upon entering the building;
  6.        Have their body temperatures checked by security;

                                                           iii.      Wear PPEs (face mask and surgical gloves) at all times while inside the building; and

  1.        Fill-out the Health Declaration form and visitor logbook at the lobby.
  2. All authorized representatives and potential lessees are required to wear face masks at all times while inside the building premises
  3. Viewing of amenity area will not be allowed until further notice
  4. Unit owners and/or authorized representatives must accompany potential buyers/lessees at all times and must be conscious of TRAG House Rules and Regulations otherwise, they may be liable for any violation.

 

 

  1. Stay out Helpers and Drivers
  2. Unit owner must fill-out a Waiver form with photocopy of valid ID and submit to admin office. This waiver form should be updated when there are changes in item b);
  3. Stay out helpers and drivers must submit the Health Declaration form upon effectivity of this guidelines to be filled out at the tower lobby and will update such declaration when changes in their medical condition occur;
  4. Upon getting approval to enter the unit, helpers and drivers must:
  5.          Sanitize in the designated area at the loading docks;
  6.        Have their body temperatures checked by security;

                                                           iii.      Wear PPEs (face mask and surgical gloves) at all times while inside the building.

III.                Authorized Contractors

  1. The following are contractors authorized to enter the premises during MECQ:
  2.          Aircon repairs
  3.        Internet, landline, and cable repairs

                                                           iii.      Personal doctors/nurses or other essential medical services

  1.        Movers for move in/out purposes
  2.        Cleaners
  3. Unit owner must fill-out a Waiver form for above-mentioned contractors with photocopy of valid ID and submit to admin office;
  4. They must adhere to the following protocols:
  5.          Submit a duly-accomplished work-permit form to be signed by unit owner/tenant and approved by Property Manager/OIC and Engineering Manager/Property Engineer;
  6.        Sanitize in the designated area at the loading docks;

                                                           iii.      Have their body temperatures checked by security;

  1.        Wear face mask and surgical gloves at all times unless required by the unit owner to wear additional PPEs;
  2.        Fill-out the Health Declaration form and visitor logbook at the lobby;
  3.        Observe physical distancing, only a maximum of four (4) service personnel will be allowed per unit per service.
  4. Unit owner or authorized representative must inform the admin through email or phone call about the availed services at least two (2) days before the schedule except during emergency cases

  1. All forms can be downloaded upon request through email at tragaa1@gmail.com.  Hard copies are available at the concierge.
  2. All existing house rules of TRAG will still be highly enforced.
  3. Face masks and surgical gloves are available for purchase at the Concierge.

New Forms Guide:

  1. Waiver Form – Full responsibility in keeping households safe and healthy should be the responsibility of the residents. The Waiver form is used in order to assure that TRAGCC will not be liable for any health issue (COVID-19 or otherwise) that may arise during the stay of new and returning residents and their household.
  1. Health Declaration Form – This form is a declaration of any resident that gives TRAGCC an authority to process and collect data for the purpose of controlling COVID-19 infection. This form should be filled-out in full honesty and transparency. Any information indicated in this form is protected by the Data Privacy Act of 2012 and will not be used in any way that will discriminate any resident.

As we continue to adjust to our “new normal,” we encourage everyone to take the necessary precautions to stay safe within and outside TRAG.
