AMENDED CIRCULAR ON PET HOUSE RULES AND REGULATIONS

Circular No.: 19-103

Date             :        15 June 2019

To                :        ALL RESIDENTS

There have been several incidents of pet dogs attacking innocent by-standers in TRAG premises.  To cite the most recent one, a contractual service personnel was bitten unprovoked by a dog seated in a trolley inside the service elevator.

There have also been reported cases of Service One Housekeeping and Polystar Maintenance personnel being attacked by pet dogs while addressing concerns inside the units.

Reports on violations of TRAGCC pet rules are now escalating especially on unregistered pets.

Unit owners who are against pets inside TRAG are now threatening for a lawsuit in violation of the Master Deed.

As a reminder, our Master Deed strictly prohibits pets inside TRAG and needs a 100% approval from the unit owners to be amended.  The privilege granted to some unit owners in the past can be revoked once incidents of violations escalate.

We can never get a 100% approval for allowing pets inside TRAG because there are several unit owners who bought their properties in TRAG mainly because of the “NO PETS POLICY” in the Master Deed.

Based on the foregoing, we are amending the applicable existing regulations as follows:

1.       Dogs even inside trolleys or carried by owners or handlers in common areas should now have muzzles and with leash at all times;

2.       Unregistered pets should be removed from TRAG premises immediately and be fined Php 20,000. Visitors are strictly prohibited to bring pets inside TRAG. Unit owners allowing visitors to bring in pets shall likewise be fined Php 20,000; and

3.       The NO ID NO ENTRY Policy will be strictly implemented.

The penalties of violations are hereby amended as follows:

 PreviousAmended
1st offensePhp  3,000.00Php   10,000.00
2nd offensePhp  6,000.00Php   20,000.00
3rd offensePhp 12,000.00Php 20,000/day until pet has been removed from TRAG premises

 For immediate implementation and guidance.
